Florida exterior paint has one job: don't fail. Sun, humidity, summer storms, salt air, and the occasional hurricane all conspire against your topcoat. A premium exterior paint applied properly should give a Naples home 7–12 years of reliable service. A cheap one starts cracking and fading in 3. Here's how to pick the right one.
The shortcut answer
For typical Naples homes (stucco, fiber-cement, or hardiplank — not gulf-front), the products we recommend most often are:
- Sherwin-Williams Emerald exterior acrylic — premium, excellent fade resistance, good against mildew, dries to a tight film
- Sherwin-Williams Duration — strong second choice, slightly less film-build than Emerald but still very durable
- Benjamin Moore Aura exterior — comparable performance to Emerald, slightly different application feel that some painters prefer
- Behr Marquee or Dynasty (Home Depot) — capable products, generally a tier below the above two, but consumer-friendly pricing
For gulf-facing or canal-front homes in Marco Island, Port Royal, Bonita Bay coastal, or Pelican Bay, we sometimes spec coastal-rated systems with stronger UV inhibitors and adhesion packages. These get matched to the specific exposure.
An average-quality paint applied over excellent prep will outlast a premium paint applied over poor prep. Florida exterior painting failures are 80% prep failures and 20% paint failures. Pressure wash, repair cracks, scrape failing coatings, prime with the right product, and the topcoat will hold.
Brand comparison: how the premium acrylics actually compare
Sherwin-Williams Emerald
The flagship exterior product from the most common contractor brand in Naples. Heavy film build, very tight after cure, excellent fade and mildew resistance. Performs especially well on stucco. We use Emerald on most exterior projects where the customer wants the longest-life option.
- Typical retail cost: $85–95/gallon
- Coverage: 350–400 sq ft per gallon, two coats
- Best on: Stucco, fiber-cement, wood (after primer), aluminum (after etch primer)
- Watch out for: Heavier body means it doesn't lay flat as easily for the inexperienced applicator
Sherwin-Williams Duration
The step below Emerald in the SW catalog. Still very capable, lower film build but easier to apply. Slightly thinner consistency works better for inexperienced crews. Pricing is a meaningful step down too.
- Typical retail cost: $65–75/gallon
- Best on: Same surfaces as Emerald
- When to choose Duration over Emerald: When budget matters more than maximum film build, or when the substrate is in better condition
Benjamin Moore Aura Exterior
Aura is BM's answer to Emerald. Excellent product, slightly different finish — some painters prefer Aura's application feel and color depth. Performance is comparable.
- Typical retail cost: $90–100/gallon
- Best on: Anything Emerald is good on; particularly nice on smooth-trowel stucco for the depth of color
Behr Marquee / Dynasty (Home Depot)
Solid mid-tier products available off the shelf. Marquee has done well in some independent tests, but our experience over multiple jobs is that the SW and BM premium lines hold their gloss and color longer in Naples conditions. Use Behr where you want a reasonable product at a friendlier price point.
Sheen: which finish for which surface?
Sheen affects both how a paint looks and how it holds up. For Florida exteriors:
The general rule: glossier sheens are more durable and easier to wash, but they show every imperfection in the substrate. Flatter sheens hide imperfections but mark up more easily. Most Naples stucco gets a flat or low-sheen body color with satin or semi-gloss trim.
What about elastomeric coatings?
Elastomeric is a thick rubber-based coating designed to bridge hairline cracks in stucco. It has real uses — like genuinely deteriorated stucco that's already been patched but still has movement. But it has trade-offs: it can trap moisture if applied over a damp wall, it's very expensive, and once applied it's effectively permanent. We rarely recommend it unless the specific application calls for it. For most Naples homes, a high-quality acrylic system gives equivalent service life without the downsides.

Two finish coats over properly prepared, primed substrate is the standard. One coat will look fine on day one and fail in year two. Three coats is rarely needed except for extreme color changes (going from dark to light or vice versa).
Mildew, mold, and algae
Florida humidity feeds biological growth on exterior surfaces. Most premium exterior paints now include mildewcides, but they're not magic. The best defense is:
- Pressure wash before painting to remove existing growth
- Use a mild bleach solution on heavily affected areas
- Trim back vegetation that contacts walls
- Refresh the topcoat on a 7–10 year cycle
When to repaint your Naples exterior
Visible signs your exterior is due for repaint:
- Fading or chalking — rub the surface; if your hand comes away with white residue, the paint is failing
- Hairline cracks in the stucco — small ones are normal; growing cracks need attention
- Peeling, blistering, or flaking — usually indicates either age or a previous coating failure
- Color change you can't live with anymore — totally legitimate reason
